We professionally inspect residential single and multi-unit homes and light commercial office/retail buildings by utilizing the ASHI Professional Standards of Practice.


Clients are encouraged to attend and participate in the inspection of their home. During the inspection we will highlight the home’s strengths and/or improvements needed to help save you money and time in negotiations.

Upon completion, a computerized Inspection Report will be printed on-site and emailed to you.

All information is provided to you in a customized binder for easy reference, enabling you to make a confident, informed decision about the home.

Wood Destroying Insect Inspection

Small insects (e.g. termites, powder post beetles, and carpenter bees) silently feeding off the structure of your home can cause big problems. Signs that a termite infestation has settled into your home can be difficult to spot. In our area, the Seller is usually required to pay for and order the Termite and Moisture inspector of their choice. We provide the Termite & Moisture reports to our buyers when they are looking for a non-biased advocate on their side.

A visual inspection of accessible areas for active or evidence of past infestation of wood destroying insects to include termites. The Termite and Moisture reports are issued on-site.

Radon Testing

The EPA, Surgeon General, American Medical Association, and World Health Organization are all in agreement that Radon is the second leading cause of lung cancer (behind smoking) around the world. Radon is a radioactive gas that is found in every home. This means new and old homes, well-sealed and drafty homes, and homes with or without basements. Radon testing is the only way to know if you and your family are at risk in your new home, which is why we recommend a Radon test with every home inspection.

A simple test determines if the concentration or levels of radon in your home warrant installation of a mitigation system which keeps radon out of your house. Every home with a properly working radon mitigation system is better than a home without.

Testing is performed using EPA protocol for home sellers and buyers. A continuous radon monitor is placed in the home for a 48 hour minimum testing period by a State of Virginia Licensed Radon Tester. A Sampling Report is issued with the radon levels by hour and an EPA Overall Radon Average for the sampling period.

Mold Screen Inspection with Air Samples

This is an initial step to determining if a home has a mold problem. The Inspector will perform a visual examination of all accessible areas of the residential home which is designed to identify current or past moisture problems which may lead to mold contamination. The client is encouraged to attend the entire inspection. Up to four air and/or surface samples will be collected and sent to a laboratory for analysis. Laboratory results are available in approximately 3 business days. If the report analysis reveals elevated mold readings the next step is consultation with a Certified Industrial Hygienist for remediation.
